Maintenance is a normal part of renting, and to ensure that we are able to remedy it all Maintenance Requests need to be sent to us in writing. In an emergency, start by ensuring that everyone in and around the property is safe, and then contact us immediately to arrange trades. In this situation, we recommend calling your Property Manager directly, as well as confirming in writing.
Though every property is different, rent generally does not include the cost of utilities unless specified otherwise. You will need to arrange your own Electricity, Gas, Internet and Phone services unless your lease notes that they are included or to remain in the Landlords name. We can offer you a service called Move Me In to assist you with this process. Water Bills in South Australia always stay in the Landlords name and we will invoice you for this when sent to us by SA Water.
Of course! You are absolutely able to make use of any picture hooks already on the walls of your rental property. If you wish to install additional hooks, then ensure you email your Property Manager with the details so that they can seek approval from the landlord beforehand.
Pets in tanks, such as fish or reptiles, can generally be kept without any issue. However, pets such as Dogs, Cats, Horses or other animals must be disclosed as part of your application as they need to be specifically approved in your lease. There may also be restrictions on the types of pets you are allowed based on Council area or Strata (body corporate) restrictions.
Yes! Friends and family are absolutely permitted for brief stays at your rental. For stays longer than a few days though you will need to notify your Property Manager so that they can seek approval from the Landlord. Please note however that restrictions on pets also apply to house guests.
To ensure that there is a record, additional keys must be requested by contacting your Property Manager. If you unfortunately find yourself locked out, then you may need to call a locksmith to allow you entry to the property. Your Property Manager may be able to assist you using their set of keys, though this is only sometimes possible and shouldn’t be relied upon as an option.
Unfortunately, Landlords insurance does not protect your belongings against damage. In order to protect against Flood, Fire and other events, tenants are required to take out contents insurance during their lease. Some Insurers, such as EBM, offer specifically tailored ‘Renters Insurance’ for this reason, and can be a great option. Ask your Property Manager if you would like to be sent a brochure for EBM TenantCover.
The best thing you can do if you know that your rent will be late is to contact us ahead of time so that we can communicate with the Landlord and note it on the system. If your rent is late and we have not heard from you then unfortunately you will be in breach of your lease. We will start to follow you up by phone, email or text to ensure that it is paid, and extended arrears can lead to a breach notice.
Things happen, and we understand that you may need to move out of your property midway through your lease. In this case, CBS outlines the procedure clearly and there is a fact sheet available to run you through it. In short though, you may be responsible for some costs in reletting the property and rent while we find a new tenant, but we’ll do everything we can to make the process as quick as possible to minimize those costs to you!
Just as sometimes leases need to be broken, its possible that a change in circumstance may mean that your Landlord needs to put your rental up for sale midway through your lease. If this happens, you are protected by your lease even if the property sells. However, the sales process can be straining for some tenants and sometimes the Landlord may want to sell the property vacant. In this case, we’ll communicate with you and work together to come to the best outcome.
